General Eligibility & Qualifications

Applicant(s) must demonstrate a need for housing, an ability to pay an affordable, no-interest mortgage, and a willingness to partner with Coos County Habitat.

 

Residency:
– Must live or work in Coos County for a minimum of the previous 6 months
– Must be a US citizen or legal permanent resident

Factors for demonstrating a need for housing may include:
– Current housing that is unsafe or in very poor condition
– Current housing size is inadequate for the present or anticipated residents
– Current housing costs are excessive
– Other factors demonstrating a need for the type of housing Coos County Habitat can provide, that goes beyond a personal desire to own a home

Factors for demonstrating an ability to pay an affordable, no-interest mortgage may include:
– A two-year history of stable income
– An acceptable credit history (each applicant’s credit will be analyzed on a case-by-case basis; “bad credit” does not necessarily disqualify an applicant)
– Ability to cover closing costs and adjustments, typically several thousand dollars
– Ability to afford anticipated mortgage payments, including property taxes and homeowners insurance
– Debt-to-income ratio of 43% of gross monthly income or less

Factors for demonstrating a willingness to partner with Coos County Habitat may include:
– Completing at least 200 hours of sweat equity towards the building of Habitat homes
– Willingness to live in the neighborhood where Coos County Habitat homes are located
– Willingness to attend required workshops for successful homeownership
